Rutherford Estates, Allamuchy Township, Warren County, NJ

Bohler Engineering was retained by Rutherford Estates to be the land planner and civil engineering consultant to design this 42-lot subdivision in Allamuchy Township. Challenges with this project included steep topography, a highly environmentally-sensitive area, and regulatory challenges at the municipal and state levels. Due to the presence of Exceptional Resource Value Wetlands and Bog Turtle habitats on the site, Bohler prepared and coordinated the appropriate threatened and endangered species studies and reports for submission to the regulatory agencies. Bohler ultimately procured approval from the US Fish and Wildlife Service and NJDEP to construct this development. This is only the second project in the state to receive such approvals for Bog Turtle habitat encroachment.

Renaissance at Readington, Fallone Builders, Readington Township, Hunterdon County, NJ

Bohler was the civil engineer of record for this 210-unit residential development located in Readington Township, NJ. With an open farm field to start with, Bohler performed the land planning design, civil engineering and landscaping design, as well as project management for this development. Being one of the larger residential developments in western New Jersey, it required an extensive amount of NJDEP permitting and intricate engineering design to facilitate roadway construction and infrastructure improvements. This was due to the environmentally sensitive nature of the water course on the western side of the property. This project was one of the first in the state to utilize “Rain Garden” design features throughout the project, and ultimately to receive NJDEP approval for same.

The Estates at Coldwater Crossing, Upper Macungie Township, Lehigh County, PA

Pulte Homes has developed a 154 acre tract for a residential community consisting of single-family dwellings at the intersection of Butz and Brookdale Roads in Upper Macungie Township, PA. The proposed subdivision included 244 homes with associated public roadways, utilities and storm water management controls necessary to support the development. The project received approval by fall 2006 and was under construction by spring 2007. Bohler performed significant storm water analysis on the project, incorporating vegetated swales and rain gardens where possible to handle run-off. In addition, the project required significant design and analysis to prepare documents and permitting for phased construction per client’s demands. Bohler’s design expertise and knowledge of the approval process were instrumental to the Client’s critical deadlines and aggressive construction schedule.

Post Park, Hyattsville, MD

Bohler Engineering provided civil engineering design, surveying, landscape architecture, and permit expediting services for this mixed-use development in Prince George’s County, MD. The project features 396 luxury apartment homes, 1,750 square feet of retail, and a five-story 400 space above ground parking garage. The project incorporates LID practices in the use of stormwater harvesting cisterns for use in irrigation of the property.

WestEnd 25, Washington, DC

Bohler Engineering provided site civil engineering design, surveying, and permit expediting services for the renovation of a Washington, DC office building into 276 luxury apartments. Bohler designed the surrounding streetscape and interior courtyard, as well as, portions of the adjacent Francis Field Park.

Deer Run Subdivision, Holden, MA

Bohler was retained by GM Bergeron to provide planning, design, and permitting for a 40 lot subdivision on South Main Street in Holden, MA. We worked with the Holden Planning Board, Conservation Commission, Mass Highway Department, MA Department of Conservation and Recreation, and the US EPA during the permitting process. The property was constrained with wetland areas and challenging topography. The site infrastructure including roadway and associated utilities have been completed and individual home construction is expected to begin in 2010.

Plaza de Los Angeles Affordable Homes, Bronx, NY

Bohler Engineering provided civil engineering services for the design of Plaza de Los Angeles, an affordable three-family home development project located in the Bronx. Bohler Engineering designed site plan documents for the 2.86 acre project, which consisted of 27 buildings with a footprint of 3,000 SF each. Collectively, the buildings housed 81 housing units. Bohler successfully procured the municipal approvals from the New York City Department of Buildings and New York City Department of Environmental Protection.

South Riding, Loudoun County, VA

Bohler Engineering provided site civil engineering design for multiple sections of this award winning residential community located in Loudoun County, VA. Bohler worked closely with the client to provide utility design and coordination for over 600 residential units of single family homes and townhomes. Additionally, Bohler provided roadway improvement design throughout the development.

Crescent at Cherry Lane, City of Laurel, MD

Bohler Engineering provided site civil engineering design, surveying, landscape architecture, and permit expediting services for a residential community located in Laurel, MD. The project included a 150 unit grouping of neo-traditional single family and townhouse units on a 25 acre site. The project is the first within Laurel, which utilized a neo-traditional zoning overlay district. The site had significant topography and floodplain issues, which were overcome through negotiation with multiple jurisdictional agencies.

Brookside, New Baltimore, Fauquier County, VA

Bohler Engineering is providing site civil engineering design, surveying, landscape architecture, and permit expediting services for this 1,050 lot residential subdivision Single Family Residential Subdivision and associated “Main Street” amenities, including Community Center in Fauquier County, VA. The design includes accommodation of the existing floodplain in order to preserve the existing lake frontage, as well as infrastructure, and streetscape design.
